If I wait, will prices come back down?
The lumber cost is just one of many variables. The demand for new homes in the Puget Sound area remains high, and will certainly NOT return to pre-pandemic prices. Historically, the cost to build a home does not fluctuate—it only increases in time.
How come lumber at the national retail stores reflects different pricing?
National retail stores have lumber suppliers with supply that never enters the open market. It goes directly to their stores through a dedicated supply chain. Prices may be higher or lower, but it’s not a good measure for the cost to homebuilders.
Does Coval Homes change standards due to cost increases?
Other builders may reduce their standards and also raise prices. While some builders have recently made certain standard features an upgrade, we’ve recently gone the other direction; not only have we maintained our existing standards but we’ve also added several new ones that won’t require you to upgrade. Updated COVID-19 Safety Measures

Office & Showroom Access (Effective Immediately)

The Governor has recently issued new guidelines for Washington state regarding the recent rise of COVID-19 virus cases. In compliance with this order, we will be implementing extra safety measures to keep you and your family safe. We ask all visitors to take these steps for both Tacoma and Kitsap locations.

Prior to any visit please make sure to schedule an appointment with your representative as we do not accept walk-ins.
Upon arrival, all parties must check-in by scanning the QR code posted on the front door. (Use your phone camera to detect QR code, you will be directed to a form to check-in)
Prior to entering, a temperature reading of all attendees will be taken using a contactless infrared scan.

Please note: A maximum of (2) two clients and (1) Coval Homes representative (3 persons total) are permitted in the building at any given time.

Proper masks must be worn at all times by all parties during the visit.
Desks, chairs, door handles, light switches, showroom displays (anything touched) will be wiped down between visits with sanitizing wipes.
All Coval staff will sanitize their office area before leaving for the day.
Please do not enter if you have any symptoms. We are happy to re-schedule to accommodate your needs.

Fire Protection | Home Safety

There’s nothing more important than the safety of our families, when it comes to this there is no compromise. At Coval Homes, we understand this, which is why your safety is our top priority. For some of our homes in specific areas where the counties require it, fire sprinkler systems are installed.

The difference in a matter of moments a sprinkler system can give you versus not having one can be huge. The images below show what a sprinkler system would look like in your home.

The recessed sprinkler heads are flush with the ceiling all throughout the interior of the house making them barely noticeable. They spring into action and pop-out when a fire is indicated.

Qualifications:

3-5 years of experience as a Project Manager
3-5 years of experience in Construction
Experience managing crews is essential!

Responsibilities:

Maintain appropriate relationships with vendors, subcontractors, and clients in order to assure their satisfaction of work.
Travel to job sites required, you must possess a valid State Driver’s License and good driving history.
Document management, filing, and managing general correspondence between the job site and corporate office.
Ability to read blueprints
Able to schedule, and work directly with and manage trades, suppliers, etc.

Re-Opening And What Does That Mean For Your New Construction?

Effective June 5, 2020, Washington phase 2 re-opening was approved for select counties within our build area. Over the last couple of months, we have been working with industry associations and our local subcontractors to ensure the safe re-opening of our job sites and workspaces. The safety and health of your family and our workers at your site remain our top priority. This is what customers in Phase 2 can expect.

We will continue to practice telecommunication for office personnel. Please schedule showroom access with your home consultant.
We have limited site access to a limited amount of workers on-site to allow safe distancing 6-feet minimum.
Workers will check-in with the Covid-19 Supervisor for temperature readings prior to starting any shift.
We have posted additional safety signage as guides to all our additional safety measures for all personnel on-site.
We have tighter cleanliness standards and a sanitation/handwashing station will be available for sites.
Workers are required to have appropriate personal protective equipment (PPE) such as gloves, goggles, and facemasks.
And, other requirements outline per Washington’s Phase 2 Construction Job Site Requirements document.

How do we improve on such a successful tool? Introducing BuilderTrend Software. We implemented this system in 2012 and the benefits are amazing. Imagine a single portal that manages customer communication, vendor communication, detailed scheduling, change orders, allowances and much more. Clients have access through their private login to view updated photographs of their project, check their “To Do” list, initiate and reply to emails with employees, etc. They can even share pictures with friends and post to FaceBook!

Want to know what will be happening on your project in five weeks? Simply click on the Calendar and move forward to that date and you can see the specific activities that will be taking place at that time. The system automatically alerts vendors and subcontractors of upcoming commitments, allowing them to better manage their time and increase project efficiency.

Open Floor Plans

Open floorplans have enjoyed a justifiable surge in popularity. Open floorplans are beautiful and add a sense of luxury to any new home while maximizing space and creating a light, airy atmosphere in interior spaces. Because an open floorplan doesn’t have easily recognizable living spaces, turning it into a comfortable space to live can feel daunting. However, there are many easy ways to enjoy the many benefits of an open floorplan, without sacrificing cozy, comfortable rooms.

The easiest way to create a defined sense of space in an open floor plan is to use your furniture to mimic the function of a wall. Have seating areas with chairs and couches that face inwards to a central coffee table to instill a cozy feeling. This works best when you have a large sofa that faces away from the nearest ‘room’ in the space. Place tall chairs or bar stools around your outermost kitchen counter to give you a casual dining space. Use matching area rugs to create a visual separation between ‘rooms’ and give you a visual pathway between spaces. You can still enjoy bright living areas and a comfortable home when you decorate an open floor plan properly.

If your home has not been built yet, there are design and construction tricks you can employ to make your open floorplan feel cozy. You can physically break up your space without walling off individual rooms by building your home around a courtyard, creating separate ‘rooms’ that still flow effortlessly into each other. You can create a less angular and more organic feel to your home by including curved kitchen counters in the dining area, building cozy reading nooks in the living area, and scattering decorative niches throughout the area.

Choosing the Right Paint Colors for Your New Home

When you’re building your new home, there’s millions of decisions that have to be made throughout the entire process. One of those decisions? Choosing the right paint colors. If you’re having a hard time choosing the right colors for your new space, try asking yourself these questions:

Who will be using this space the most?
Depending on what space you are trying to choose a color for, different people might be using that room more than others (especially if it’s someone’s bedroom or bathroom), so of course, you want to choose a color that will be right for that person. It might not hurt to bring them into the decision-making process, but if not, just try to think from their perspective and think about how certain colors would make them feel.
What do you want to feel when you enter the room?
It’s no secret that specific colors elicit different emotions, so it might not hurt to establish what you want each room to make you feel whenever you enter/whenever you spend time in there. Depending on your response, that might help you narrow down the color options. For example, if you want to feel serene and relaxed in a specific room, you might want to stick with cooler and neutral tones.
What will this do for the resale value?
If you are planning to sell and do not want to have the house repainted before you do so, it might not hurt to just stick with classic and neutral colors that won’t ever go out of style!
